Facing eviction? here's what you should know
Have a legal reason to evict you
Since 1 May 2026, landlords cannot use a Section 21 “no-fault” eviction. They must rely on one of the legal grounds for possession.
Meet the requirements for that particular ground
Different grounds have different rules. For example, the rules for rent arrears are different from the rules where a landlord wants to sell the property.
Check whether the deposit rules have been followed
If you paid a tenancy deposit, the landlord generally needs to have complied with the tenancy deposit rules before certain possession orders can be made.
Needed for conducting tenancy checks and processing private data, under UK GDPR laws.
Does your estate agent have a valid ICO certificate?
Letting agents must have CMP insurance to protect your money (deposits, rent) if the agent goes out of business or misuses funds (in England).
